Wills & Estate Lawyer Warana

A townhouse, a lease or a mortgage, and children who need a guardian named. Warana households are mostly one of those, and the will should say which.

Warana is a master-planned family estate with an unusually mixed housing base: 25.0% of dwellings are semi-detached or townhouses, 32.8% are rented, and 34.5% are owned outright at the 2021 Census. Couples with children (42.4%) and couples without (38.5%) are close to even, and 18.4% of families are one-parent. A wills and estate lawyer Warana families use starts by working out which of those situations is yours, then drafts the guardianship, the executor and the asset list around it. The first conversation is free.

Townhouse living changes an estate in practical ways. A strata-titled home carries body corporate levies and by-laws that an executor has to deal with, and a rented home means the superannuation nomination and any insurance do most of the work. Where both parents are working and the children are young, the guardianship clause and a substitute guardian matter more than the asset list. We take those three things in order on every Warana appointment.

What Warana's Numbers Change About Your Will

Warana has 3,831 residents, a median age of 42, and a median household income of $1,511 a week. Its dwelling mix is the most varied of the newer Sunshine Coast estates: 70.6% separate houses, 25.0% townhouses, and 4.4% units. Professionals (22.4%), technicians and trades (16.7%) and managers (12.5%) lead the workforce, with hospitals and aged care the largest local employers. Median rent is $420 a week and median mortgage repayment is $2,000 a month, which means many households are carrying one or the other.

That mix matters for a will. A renter needs direction over super, insurance and personal effects. A townhouse owner needs the strata position checked and the transfer process planned. A family with children needs a guardian named and an inheritance held in trust until the children are older. Most Warana households are one of those, and our appointments start by confirming which.

FAQs

I rent a townhouse. Do I still need a will?

Yes. Super, insurance, savings and personal effects still need direction, and if you have children under 18 the will is where you name their guardian. Renting changes what is in your estate, not whether you need a will.

Our townhouse is strata-titled. Does that affect the will?

It can. Body corporate levies can attach to the property as a debt the estate has to settle, and by-laws continue to apply to whoever inherits. We check the scheme's position before drafting.

Who should be guardian if we both die?

Whoever you name in your will, plus a substitute in case your first choice cannot act. We recommend speaking with those people before naming them.

Does my will cover my super?

Not automatically. Super is directed by the nomination held with your fund, which may be out of date. We check nominations as part of every Warana appointment.

What does a will cost?

It depends on the estate. The first consultation is free and confidential, and the full fee is quoted before any work starts.

Warana, and How to Reach Us

Warana sits on the Sunshine Coast between Bokarina and Buddina, in the Sunshine Coast Council area. It grew as a planned residential estate in the late twentieth century, and its Census profile of mixed tenure and townhouse living reflects that planning. Today it is home to 3,831 people with a median age of 42.
